Delaware market report

Delaware’s housing market in August 2026: more choices, a slower pace and steady prices

Buyers slowed down at the end of summer, listings piled up, and prices kept inching higher. Here is what that means if you are moving to, from or within Delaware this fall.

By Doreen Sawchak, REALTOR®, RE/MAX Associates | Published September 17, 2026

August is usually a turning point for the housing market. Families who wanted to move before school starts have closed, military PCS season is winding down, and the fall market begins to take shape. This year, that shift came with a noticeable cooling across the Mid-Atlantic, and Delaware felt it too.

Bright MLS, the multiple listing service that covers Delaware and its neighboring states, reported that closed sales across its region fell 3.6% compared with August 2025, and new contracts dropped 5.8%. Showings were down 5.5%. At the same time, the number of homes for sale at the end of the month climbed 12.6% from a year ago.

The important detail is why inventory is rising. According to Bright MLS, it is not a wave of new sellers. New listings were actually down 1.7%. Homes are simply staying available longer because fewer buyers are making offers, with high mortgage rates and affordability pushing some shoppers to wait.

Inventory is growing because fewer buyers are making offers, not because more sellers are listing. That combination favors prepared buyers and well-priced homes.

Right next door: the Philadelphia metro

Northern Delaware moves in step with the greater Philadelphia market, and that market was busier on the listing side in August. Bright MLS reported a Philadelphia metro median sold price of $425,000, up 4.9% from last August, with new listings up 4.9% and month-end inventory up 14.2%. Homes there went under contract in a median of 14 days. Bright’s outlook for the area was simple: more inventory and more leverage for buyers.

Delaware, county by county

Delaware’s three counties continue to behave like three separate markets. Here is how each one stood in the most recent county-level data from the Delaware Association of REALTORS.

New Castle$398,000242.1
Kent$355,000393.0

New Castle County

New Castle County is still the tightest market in the state, with only about two months of supply. Homes that are priced well and show well continue to sell quickly, even as buyer traffic cools regionally. Over the last six months, tracked closings put the median at about $307,500 in Wilmington, $380,000 in Newark, $419,000 in Bear and $542,000 in Middletown. Explore New Castle County.

Kent County

Kent County remains Delaware’s value market, with a median near $355,000 and about three months of supply. Dover’s six-month median was about $329,990. For military families arriving at Dover Air Force Base after the summer PCS rush, fall can be a good time to shop with less competition. Sussex County

Sussex County offers the most choice in Delaware, with about 5.4 months of supply and a median around $470,000. Prices vary widely by town. Six-month medians ran from about $338,643 in Millsboro to $599,900 in Rehoboth Beach. With the summer season behind us, beach and retirement buyers often find more negotiating room in the fall. What this means if you are relocating to Delaware

If you are moving here for a new job, military orders or retirement, this fall may give you something buyers have not had much of in recent years: time. More homes are available, fewer buyers are competing for them, and sellers are more open to conversations about price, repairs and closing timelines. Get pre-approved first so you can move quickly when the right home appears, especially in New Castle County, where the best listings still go fast.

What this means if you are selling and moving out of state

With more listings competing for fewer buyers, pricing and presentation matter more than they did a year ago. A home that is priced right from day one, clean, repaired and professionally marketed will stand out. Overpricing is the fastest way to end up sitting on the market while you are already settling into your new state.

The fall outlook

Bright MLS expected a relatively slow fall across the Mid-Atlantic, with prices growing more slowly, inventory continuing to rise and homes taking longer to sell. For Delaware, that likely means steady prices in New Castle County, balanced conditions in Kent County and continued buyer leverage in Sussex County. Mortgage rates will be the number to watch. Any meaningful move could change the picture quickly.

Frequently asked questions

What happened in the Mid-Atlantic housing market in August 2026?

Closed sales across the Bright MLS region fell 3.6% from a year earlier, new pending sales dropped 5.8% and showings were down 5.5%, while active listings rose 12.6%. The median sold price was $441,995, up 2.1% year over year.

Why is housing inventory rising?

According to Bright MLS, inventory grew because fewer buyers were making offers, not because more sellers listed. New listings were actually down 1.7% from a year earlier. Homes are simply staying on the market longer.

What is the median home price in Delaware by county?

According to Delaware Association of REALTORS data for June 2026, the median sold price was about $398,000 in New Castle County, $355,000 in Kent County and $470,000 in Sussex County.

Is it a buyer’s market in Delaware?

It depends on the county. Sussex County had about 5.4 months of supply in mid 2026, which is buyer’s market territory. Kent County was close to balanced at about 3 months, and New Castle County remained a seller’s market at roughly 2.1 months.

Is fall a good time to buy a home in Delaware?

Fall usually brings less competition than spring and summer. With inventory rising and buyer activity slowing across the region, buyers in fall 2026 generally had more choice and more negotiating room, particularly in Sussex County.
