Selling your Delaware home when your next chapter is somewhere else

Job transfers, PCS orders, retirement and family needs all lead people out of Delaware. Selling a home while you are packing, or after you have already left, takes a partner you can trust with the keys. That is exactly what I do.

Leave Your Keys and Go

With my Leave Your Keys and Go service, you hand me the keys and focus on your move. I help manage the details that usually require someone on site.

  • Coordinating repairs, cleaning, contractors and inspectors
  • Checking on the home so it stays secure and show-ready
  • Pricing, marketing and showings
  • Regular updates so you always know where things stand
  • Working with the Delaware settlement attorney so paperwork can often be handled without a trip back

My 4-phase selling process

  1. PlanWe review your timeline, goals and the home's condition, and set a pricing strategy using current local data.
  2. PrepareI coordinate the work needed to present the home well, even if you have already moved.
  3. Market and showYour home is marketed to buyers and I handle showings, feedback and offers.
  4. CloseI manage inspections, appraisal and settlement details through closing.

What Delaware sellers should know

Delaware sellers generally complete a Seller's Disclosure of Real Property Condition Report, and settlements are conducted by Delaware attorneys. The state realty transfer tax is customarily split between buyer and seller. If you are no longer a Delaware resident at settlement, the state requires an estimated income tax declaration on the sale, which your settlement attorney handles. A tax professional can advise on your specific situation.

Timing also depends on the county. In June 2026, homes sold in a median of 24 days in New Castle County, 39 days in Kent County and 56 days in Sussex County.

Selling a family home

Some of my most meaningful sales involve homes that parents built or raised a family in. One seller in Bear told me the sale was personally difficult because her parents built the house, and that I made selling it from out of state much easier. I take that trust seriously and move at a pace that respects the family.

Buying in your new state

Through the RE/MAX network, I can connect you with a trusted agent wherever you are headed, so both sides of your move are covered.
