Dover is where most of my military families land, and it is the best value of any city its size in Delaware. It holds the state capital, Dover Air Force Base, Delaware State University and a downtown that has been steadily coming back to life. I help buyers find the right Dover neighborhood and help sellers move on when orders or life send them elsewhere.

Kent County, which contains Dover. Source: Delaware Association of REALTORS, June 2026.
Dover sits inside Kent County, which runs more affordable and more balanced than either New Castle County to the north or Sussex County to the south. Kent County's median sold price was about $355,000 in June 2026, with a median of 39 days on market and roughly three months of inventory. Within Dover itself, tracked six-month closings have run closer to $330,000.
Three months of supply means buyers get time to think. You are not usually writing an offer the same afternoon you tour, and reasonable requests after an inspection do not automatically kill a deal. With mortgage rates having crossed 7% in late September, that balance has tilted a little further toward buyers who can still qualify.
Dover proper is served by the Capital School District, while Camden, Wyoming and Magnolia fall under Caesar Rodney. District lines do not always follow what the mailing address suggests, so I confirm the assigned schools for any specific home before a client gets attached to it.
Dover AFB is home to the 436th Airlift Wing and the 512th Airlift Wing, and it is one of the largest employers in the state. Most PCSing families start by looking within fifteen minutes of the gate, which covers South Dover, Camden, Wyoming and parts of Magnolia, then widen the search depending on budget and whether a spouse is working elsewhere.
If you are arriving on orders, the practical questions usually come first: how long is the drive to the gate at shift change, which neighborhoods have other military families, where is the commissary, how do the schools handle mid-year transfers. Those are the things I can answer before you ever see a listing.
Beyond the base, Dover's economy runs on state government, health care and education. Major employers include the State of Delaware, Bayhealth Hospital Kent Campus, Delaware State University and Delaware Technical Community College. Dover Motor Speedway and Bally's Dover bring in hospitality and event work, and the Dover Mall corridor on North DuPont Highway carries most of the retail.
Dover also sits almost exactly in the middle of the state. Wilmington is about an hour north on Route 1. Rehoboth Beach is about an hour southeast. Philadelphia and Baltimore are each roughly two hours. For a lot of my clients, that central position is the whole appeal: you are never far from anything, and you are paying Kent County prices to be there.
Most of my Dover buyers are not in Delaware when they start looking. The process is built for that.
I have had clients buy a Dover home while finishing a tour overseas, with a friend attending showings and holding power of attorney. It can be done, and done well, when the process is set up properly from the start.
Orders, retirement and family all move people out of Dover. If you are gone before the house sells, my Leave Your Keys and Go service covers preparation, contractors, showings and paperwork so the home does not sit neglected while you are settling in somewhere else.
“Doreen is a superb realtor! She is a consummate professional, with a deep knowledge of the market and a caring, patient, and attentive attitude.”
Chris Marut, buyer
“When I was finishing my last tour overseas, Doreen helped me by showing houses to my friend who was local and facetiming me at the showings. I love it and I am still in the house today.”

Dover sits in Kent County, where the median sold price was about $355,000 in June 2026 according to the Delaware Association of REALTORS. Within Dover itself, tracked six-month closings have run closer to $330,000.
South Dover is closest to the gate, followed by Camden, Wyoming and parts of Magnolia. Most military families looking for a fifteen-minute commute concentrate on those areas.
Dover offers the lowest home prices of Delaware's three county seats, no state sales tax, and a central location roughly an hour from both Wilmington and the Delaware beaches. It appeals to military families, state employees, health care workers and retirees.
Dover proper is served by the Capital School District. Nearby Camden, Wyoming and Magnolia fall under the Caesar Rodney School District. District boundaries do not always match mailing addresses, so the assigned school should be confirmed for each specific address.
